My Sale Process
My goal as a realtor is to become your trusted partner in all things real estate.
Phase I: Establishing Objectives
Together with the client, we will define the goals of the purchase, sale, or exchange, and identify key property attributes such as age, location, and construction type. We will also conduct a thorough analysis of comparable real estate projects, assess general market conditions, and develop a transaction strategy.
Phase II: Market Assessment
Our team will conduct a comparative sale and lease analysis to determine property valuation. We will organize client tours and inspections of each comparable property, create or obtain property marketing materials, and distribute them to the target audience.
Phase III: Negotiation Stage
Upon client approval, we will develop and submit proposals and/or counterproposals. We will negotiate the purchase and sale agreement in collaboration with the client and their legal representatives. Additionally, we will review various costs and services available at escrow and title companies with the client and identify potential sources of commercial real estate capital for project financing.
Phase IV: Addressing Contingencies
Our team will prepare and coordinate the schedule for contingency processes or document reviews, as well as arrange for the opening of escrow and the completion of preliminary title work. If the client opts for an Alta survey, we will organize the extended survey work. We will also coordinate property inspections for electrical, hazmat, ADA, and other aspects, and assist in negotiating any property pricing adjustments resulting from these inspections.
Phase V: Closing and Post-Closing
We will provide support in post-closing project strategies, including lease-up and renovation management.
